Homes that need repair work can still be sold, even in this market.
Selling your home is never an easy thing to do. When it’s in need of repairs, that can add a level of complications to the situation. Inventory is now increasing for buyers, so they’re starting to have more options, and a home that needs repairs may not always be their first choice. So what do we do to ensure that you succeed in any market condition? If you do have a home that is a fixer-upper, here are three ways to help you be successful in this market.
1. Get a pre-inspection. You may know that the home needs work, but you may not know to what extent it actually does need work. So if you get a pre-inspection, that will give you a full list of repairs that may be required. Then, you can identify what you want to do and don’t want to do. Also, if you don’t want to spend the money on it and just want to sell the house in as-is condition. Remember, when you know repairs need to be made, you must disclose that per state law.
“A home that needs repairs may not always be their first choice.”
2. Consider non-traditional buyers such as investors. Most investors are looking for a deal. They want to make sure that they can make repairs and turn around for a profit once they want to sell it. Many investors will buy the home in as-is condition and for cash.
3. Pricing. That is always the most critical thing that any buyer is looking for, especially when a home is in an as-is condition. Working with me, I will help evaluate what’s going on in the market and work with my resources to ensure that we are marketing and pricing the home accurately and correctly.
