Here’s how you can protest your property taxes in Nebraska in 2023.

If you reside in Douglas or Sarpy County and have recently received your new tax statement, you may have noticed an increase in your property’s valuation. The good news is that you might not have to take your tax increase lying down. Today, I’m sharing how you can protest your property tax increases. 

To initiate the protest process, you’ll need to take action between June 1 and June 30. You can either go online or contact the county assessor’s office in your respective county to file a Form-422. This form allows you to officially contest the assessed valuation of your property.

When completing the form, you’ll need to provide several pieces of information. One crucial element is comparable sales data for recent transactions. The county assessor takes into account the current market conditions when determining property valuations. Since home values have experienced significant appreciation in recent years, assessed values have naturally followed suit.

Once you have compiled all the required information (remember, the deadline is June 30), the county assessor’s office will schedule an appointment with you. You can choose to attend the appointment in person or opt for an alternative arrangement that suits your preferences. Following the appointment, the county assessor has until August to review the information and make a decision regarding the valuation adjustment.

It’s essential to be aware that the county assessor can take one of three actions in response to your protest. They may maintain the same valuation that was originally assigned, decrease it, or even increase it if they believe the property is still undervalued after considering all the information provided.
